A. Permitted Uses. Permitted uses include:

1. Residential:

a. Single-household dwellings;

b. Multihousehold dwellings;

c. Condominiums;

d. Live/work units;

e. Caretaker or guard residences;

f. Employee/workforce housing.

2. Established Overnight Accommodations. Established overnight accommodations, as defined in this code and as indicated on the Established Overnight Accommodations Map, shall be considered legal, conforming uses.

a. Established overnight accommodations will be allowed to make improvements to the property, so long as no new overnight accommodation units are proposed.

3. Recreational Vehicles/Travel Trailer Parks. No new recreational vehicle/travel trailer parks are allowed. Established recreational vehicle/travel trailer parks as identified on the Existing Overnight Accommodations Map are considered legal conforming uses and shall be subject to the supplementary regulations of Section 17.31.050(C).

4. Retail and Commercial.

a. Spas/personal care services;

b. Restaurants (indoor and outdoor seating);

c. Private clubs/taverns;

d. Conference facilities;

e. Recreational facilities (tennis courts, golf courses, stables, etc.);

f. Theaters (indoor);

g. Theaters (outdoor);

h. Recreational tour companies, outfitters and guide services;

i. Vehicle rental businesses (under five thousand square feet total floor space including outdoor storage);

j. Individual retail units (under five thousand square feet total floor space);

k. Grocery and convenience stores (under five thousand square feet total floor space);

l. Art/photo galleries;

m. Artisan/hand manufacturing;

n. Professional offices;

o. Home occupations;

p. Parking lots associated with permitted uses.

5. Public or Civic.

a. Municipal facilities and services;

b. Schools;

c. Public buildings and public parks.

6. Accessory.

a. Accessory buildings and uses.

B. Prohibited Commercial Uses. Commercial uses shall be prohibited if the uses:

1. Detract from the ambiance and character of a resort area;

2. Create impediments to the enjoyment of the surrounding natural environment;

3. Visually detract from the surrounding landscape; or

4. Pose an environmental threat to wildlife, water resources, or other natural resources and attributes of the area.

Examples of prohibited uses include but are not limited to: industrial, manufacturing and warehousing businesses, automotive service facilities, retail outlets five thousand square feet or larger, gasoline and fuel stations, and freight transportation services.
